The Director of Planning approved the application on April 27, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Formwerks Architectural has applied to the City of Vancouver for permission:

Lot A (DP-2022-00937)

  • To develop a two-and-a-half-storey single detached house with an attached garage, consisting of:
    • A total height of approximately 35.1 ft.
    • A total Floor Space Ratio for the site: 0.75 (approximately 3,850.00 sq. ft.)
    • Three parking spaces, having vehicular access from McNicoll Ave

Lot B (DP-2022-00936)

  • To develop a two-and-a-half-storey single detached house with an attached garage, consisting of:
    • A total height of approximately 35.1 ft.
    • A total Floor Space Ratio for the site: 0.75 (approximately 3,560.00 sq. ft.)
    • Three parking spaces, having vehicular access from McNicoll Ave

Lot C (DP-2022-00935)

  • To develop a two-and-a-half-storey single detached house with a detached accessory building (garage), consisting of:
    • A total height of approximately 35.1 ft.
    • A total Floor Space Ratio for the site: 0.75 (approximately 3,240.00 sq. ft.)
    • One parking space, having vehicular access from McNicoll Ave

Under the site’s existing RT-9 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

Review of design guidelines applicable to one and two family dwellings in this district has been streamlined, as per the Council report of June 8, 2021, as a temporary measure for one year. On June 7, 2022, Council extended the streamlined review process for an additional two years.
