On May 20, 2025, an update to the Development Permit Board report was presented to the Board Members and approved for this DP, following the approval by Council of a Text Amendment to the CD-1. The amendment is regarding meeting the social housing obligations through a cash-in-lieu payment which will be used to deliver off-site social housing.
Brivia Group has applied to the City of Vancouver for permission to develop this site, consisting of:
A 60-storey, Passive House residential building
A building height of 178.46m (585 ft. to to the top of the appurtenance)
A net floor area of 39,768 m² (428,060 sq.ft.)
A FSR of 24.7
A total of 501 residential units that include:
102 social housing units
49 market rental units
350 market condo rental units
Ten levels of underground parking with 321 vehicle parking spaces and 1,042 Class A bicycle parking spaces and 27 Class B bicycle spaces
Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Development Permit Board.
