The City of Vancouver has received an application to rezone the subject site from DD (Downtown) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 33-storey mixed-use rental building and includes:
176 units;
112 hotel rooms;
Commercial space on levels one and two;
A floor space ratio (FSR) of 24.11; and
A building height of 103.7 m (340 ft.).
This application is being considered under the Downtown Rezoning Policy. This proposal is non-compliant with existing policy as it proposes residential uses in an area where new residential uses are not envisioned in the policy.
Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.
