The Director of Planning approved this application, and a Development Permit was issued on March 21, 2022.


Terra Firma Design Ltd. has applied to the City of Vancouver for permission to develop the following on this site:

  • To alter, add and convert this existing character one-family dwelling to a multiple conversion dwelling (Building 1) containing three dwelling units, to develop a one-family dwelling (Building 2) on the middle of the site, and to develop a two-family infill dwelling (Building 3) at rear, for a total of six dwelling units
  • Building 1: Height of 30.70 ft. Floor Space Ratio: 0.41 (3,844.04 sq. ft.)
  • Building 2: Height of 27.50 ft. Floor Space Ratio: 0.19 (1,798.08 sq. ft.)
  • Building 3: Height of 25.98 ft. Floor Space Ratio: 0.25 (2,392.50 sq. ft.)
  • Total of five parking spaces having vehicular access from Ross St and the rear Lane

Under the site’s existing RS-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
