The Director of Planning approved the application on January 17, 2024, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Leyland Architecture Inc. has applied to the City of Vancouver for permission to retain the existing Heritage two-unit Multiple Conversion Dwelling (Building 1) and to develop a new infill single detached house (Building 2) with a detached garage at the west of this site, consisting of:

  • A proposed total Floor Space Ratio of 0.45 for the site (approximately 14,968 sq. ft.) which includes:
    • Existing Heritage building (2,950 sq. ft.)
    • Proposed new infill building (11,750 sq. ft.)
  • A proposed height of approximately 44.92 ft. (13.69 m) for the new infill (Building 2)
  • A total of six parking spaces having access from Matthews Avenue

This site is municipally designated and has an existing 1999 Heritage Revitalization Agreement in effect.

Under the site’s existing FSD zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
