The Director of Planning approved the application on December 22, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Formwerks Architectural Inc. has applied to the City of Vancouver for permission to add, alter, relocate on site and convert this existing two-storey one-family character dwelling to a Multiple Conversion Dwelling containing four dwelling units, and, to develop two infill one-family dwellings (Infill A + Infill B) at the rear of the site, for a total of six dwelling units, consisting of:

  • A proposed total Floor Space Ratio of 0.52 for the site (Approximately 8,308 sq. ft.)
    • 0.25 FSR (MCD)
    • 0.13 FSR (Infill A) + 0.14 FSR (Infill B)
  • Proposing total heights of approximately:
    • 27.15 ft. (MCD)
    • 25.11 ft. (Infill A) + 25.61 ft. (Infill B)
  • Each infill house to include three garage parking spaces + one surface stall at the northwest corner of the site, for a total of seven parking spaces all having vehicular access from the lane

Under the site’s existing RS-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
