The Director of Planning approved the application on March 2, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Spectra Design has applied to the City of Vancouver for permission to develop a two-and-half-storey, two-family dwelling with a detached accessory building (garage) at the rear, providing two parking spaces and one surface parking space at the rear, all having vehicular access the lane.

  • Total height of approximately 35.10 ft.
  • Total Floor Space Ratio of 0.73 (approximately 2,930 sq. ft.)

Under the site’s existing RT-10 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

Review of design guidelines applicable to one and two family dwellings in this district has been streamlined as per the Council report of June 8, 2021. This is a temporary measure for one year.
