The Director of Planning approved the application on October 7, 2026, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the prior-to letter under "Application documents".


Raj Home Design has applied to the City of Vancouver for permission to develop a two-storey duplex and consisting of;

  • Floor Space Ratio of 0.60 (approximate floor area of 3,080 sq. ft.)
  • A building height of approximately 33.5 ft.
  • A detached two car garage in the rear having vehicular access from the lane.

Under the site’s existing RT-10 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
