6363 Lanark St (formerly 1401-1455 E 49th Ave) (DP-2026-00050) development application

Raffaele Architecture Inc. has applied to the City of Vancouver for permission to develop a six-storey, mixed-use Residential building on this site, consisting of:

• Retail use on Level 1, Child Day Care Facility use on Levels 1-2. 90 Secured Market Rental units (*20% of dwelling unit floor area to be Below Market Rental) on Levels 2-6 with rooftop amenity *may be subject to policy changes
• Proposed Floor Space Ratio of 3.38 for the site (approximately 86,900 sq.ft.)
• Proposed height of approximately 72.00 ft. (21.95 m)
• Over two levels of underground parking having vehicular access from Lanark St

Under the site’s proposed RR-3B zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
