PCI Developments has applied to the City of Vancouver for permission to develop a 25-storey plus a rooftop amenity level mixed-use building on this site, consisting of:
- Retail use at grade and Office use on the second floor
- A total of 153 secured rental units with 20% of the residential floor area secured as below-market rental units
- A proposed Floor Space Ratio of 7.99 for the site
- A proposed floor area of approximately 137,609.0 sq. ft./ 12,784.3 m²
- A proposed height of 255.2 ft./ 77.8 m
- All over three levels of underground parking, with vehicular access from the lane
Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
