Revised Application (September 2, 2025)
The City of Vancouver has received a revised rezoning application for 1470-1476 West Broadway. The zoning would change from C-3A (Commercial) District to CD-1 (Comprehensive Development) District. Key changes from the original application include:
337 rental units with 20% of the floor area secured for below-market rental units;
Below-market rental units starting rents at 10% discount to city-wide average rents as published by the Canada Mortgage and Housing Corporation;
Commercial/job space on the 2nd floor;
38 storeys and a building height of 123 m (404 ft.), with additional height for rooftop amenity space;
Total floor area of 23,441 sq. m (252,316 sq. ft.);
A floor space ratio of 16.16.
The secondary South Granville subway station entrance is maintained in the revised application. This application is being considered under the Broadway Plan.
Original Rezoning Application (June 25, 2024)
We would like your feedback on a rezoning application at 1470-1476 West Broadway. The proposal is to allow for the development of a 34-storey mixed-use building. The zoning would change from C3-A (Commercial) District to CD-1 (Comprehensive Development) District. This proposal includes:
300 secured rental units with 20% of the floor area secured for below-market rental units;
Commercial space on the ground floor;
A secondary Broadway Subway station entrance for South Granville station;
A floor space ratio (FSR) of 13.0; and
A building height of 119 m (391 ft.) with additional height for rooftop amenity space.
This application is being considered under the Broadway Plan. The application requests consideration of additional density and for a reduction in the minimum job space requirements.
Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.
