Gracorp Properties has applied to the City of Vancouver for permission to develop a 38-storey plus a rooftop amenity level mixed-use building on site, consisting of:

  • Retail use on ground and second floor
  • A secondary station entrance for the future South Granville Skytrain station
  • A total of 337 secured rental units with 20% of the residential floor area secured as below-market rental units
  • A proposed Floor Space Ratio of 16.3 for the site
  • A proposed floor area of approximately 254,409.1 sq.ft./ 23,635.4 m²
  • A proposed overall building height of 387.1 ft./ 118 m with additional height for rooftop amenity space and mechanical appurtenances
  • All over five levels of underground parking, with vehicular access from the lane


Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
