The Director of Planning approved the application on July 3, 2024, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Wiedemann Architectural Design has applied to the City of Vancouver for permission to develop on this site consisting of:

  • A proposed Floor Space Ratio of 0.36 for the site (approximately of 7,778.33 sq. ft.)
  • A new accessary building providing three parking spaces at the rear and having vehicular access from Matthews Avenue.

Under the site’s existing FSD zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.

Review of design guidelines applicable to one and two family dwellings in this district has been streamlined, as per the Council report of June 8, 2021, as a temporary measure for one year. On June 7, 2022, Council extended the streamlined review process for an additional two years.
