The Director of Planning approved the application on January 26, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Mallen Gowing Berzins Architecture (MGBA) Inc. has applied to the City of Vancouver for permission to develop the following on this site:

  • A seven-storey building consisting of Electrical Products Manufacturing, General Office, Restaurant Class 1 and ancillary uses
  • A height of 30.5 m (100.06 ft.)
  • A Floor Space Ratio of 2.99 (4,782.0 m² / 51,468.0 ft²)
  • Parking and loading having vehicular access from the lane

Under the site’s existing I-2 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
