1585 W 75th Ave (DP-2022-00771) development application

The Director of Planning approved the application on August 8, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Keltic Development has applied to the City of Vancouver for permission to develop on the site, two five-storey mixed-use buildings containing wholesale use and office use with:

  • A proposed height of approximately 28.05 m. (92.0 ft.)
  • A proposed Floor Space Ratio of approximately 3.00 (61,352 m² / 660,387 sq.ft.)
  • Two levels of underground parking providing 841 parking spaces with vehicular access from the W 75th and Rand Avenue

Under the site’s existing I-2 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
