The Director of Planning approved the application on June 28, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


42four Design Studio has applied to the City of Vancouver for permission to retain the existing character single detached house (Building 1) and, to convert the existing accessory building to an Infill Single Detached House (Building 2) with:

  • A total height of approximately 15.5 ft. for Building 2
  • A total Floor Space Ratio of 0.6 (approximately 2,263 sq. ft.) for the site
  • One parking space, having vehicular access from East 23rd Avenue

Under the site’s existing RS-7 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
