The Director of Planning approved the application on December 3, 2025, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Dialog has applied to the City of Vancouver for permission to develop a 24-storey, plus amenity level mixed-use building consisting of:
- 208 Secured Market Rental units
- 56 Below Market Rental units, including 3 Live-Work units
- A proposed FSR of 6.8
- A proposed Floor Area of 206,943 sq.ft. (19,226 m²)
- A proposed Height of 251 ft. (76.6 m)
- Four levels of underground parking, having vehicular access from the lane
Under the sites proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
