The Director of Planning approved the application on May 16, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Wiedemann Architectural Design has applied to the City of Vancouver for permission to perform interior/ exterior additions and alterations to this existing one-family dwelling and to develop a two-storey one-family (Infill) dwelling (Building 2) on the South-West portion of the site, consisting of:

  • A proposed height of approximately 35.10 ft./ 10.7 m for the principal building
  • A proposed height of approximately 25 ft./ 7.6 m for the Infill building
  • A proposed Floor Space Ratio of 0.3+1,400 m² for the site (approximately 7,002 sq. ft.)
  • A total of four proposed parking spaces; three vehicle parking spaces having access from the lane and one vehicle parking space having access from West 38th Avenue

Under the site’s existing RS-3A zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
