The Director of Planning approved this application, and a Development Permit was issued on April 19, 2022.


Zacharko Yustin Architects Inc.has applied to the City of Vancouver for permission to develop the following on this site:

  • A two-and-a-half-storey one-family dwelling with a detached accessory building (garage) at the rear providing one parking space and a carport providing one parking stall all having vehicular access from the lane
  • Total height of approximately 35.10 ft.
  • Total Floor Space Ratio: 0.75 (approximately 2,950 sq. ft.)

Under the site’s existing RT-9 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

Review of design guidelines applicable to one and two family dwellings in this district has been streamlined as per the Council report(External link) of June 8, 2021. This is a temporary measure for one year.
