2029 E 6th Ave (DP-2020-00123) development application

The Director of Planning approved this application, and a Development Permit was issued on April 4, 2024.


JWT Architecture and Planning has applied to the City of Vancouver for permission to develop on this site:

  • To subdivide the existing lot containing a one-family dwelling with secondary suite, that includes a Heritage Designation By-law to protect the Kilpin Residence at 2146 Semlin Drive
  • Develop a one-family dwelling with secondary suite at the rear, containing one parking space having vehicular access from East 6th Avenue
  • No change to the height of the existing house
  • A peak height of 29.7 ft. for the new one-family dwelling
  • Floor Space Ratios for each:
    • Existing house FSR of 0.67 (2,718 sq. ft.)
    • New one-family dwelling FSR of 0.80 (3,211 sq. ft.)

Under the site’s existing RT-5 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
