2048 Pandora St (DP-2020-00902) development application

The Director of Planning approved the application on April 7, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


DF Architecture has applied to the City of Vancouver for permission:

  • 2048 Pandora Street: To alter the existing Heritage (B) Multiple Conversion Dwelling (Building 1) containing three dwelling units
    • Approximate maximum height of 9.75 m (32.00 ft.)
  • 2054 Pandora Street: To add, alter and convert the existing character one-family dwelling to a Multiple Conversion Dwelling (Building 3) containing four dwelling units
    • Approximate maximum height of 10.57 m (34.57 ft.)
  • To develop a two-and-a-half storey infill multiple dwelling (Building 2) containing five dwelling units at the rear of the site
    • Approximate maximum height (parapet) of 12.06 m (39.58 ft.)
    • Approximate maximum height (roof) of 11.20 m (36.75 ft.)
  • A site total of twelve dwelling units (three of which are secured rental market units)
  • Approximate total site FSR: 1.13 (1,270.24 sq. m / 13,672.88 sq. ft.), maximum permitted FSR 1.36 (1,524.54 sq. m. / 16,410.00 sq. ft.)
  • One level of underground parking under the infill multiple dwelling, providing a total of nine parking spaces having vehicular access from the lane

Under the site’s existing RM-3A zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
