PCI Developments has applied to the City of Vancouver for permission to develop the following on this site:
A 30-storey, mixed-use building with retail on the main floor and 260 secured market rental units above
An approximate maximum height of 125.5 m (411 ft. 8 in.)
A floor space ratio of 11.32 (21,299.88 m² / 229,270 sq. ft.)
A transit concourse connection below grade
Four levels of underground parking accessed from the lane
The rezoning application was approved by City Council, following Public Hearing, and enacted on July 25, 2024. Among the conditions of Council’s approval, the applicant must obtain approval of a development permit. Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
