The Director of Planning approved the application on December 15, 2025, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Mondivan Developments Ltd. has applied to the City of Vancouver for permission to develop a 21-storey plus a rooftop amenity level mixed-use building on this site, consisting of:

  • Retail use at grade
  • A total of 151 secured rental units with 20% of the residential floor area secured as below-market rental units
  • A proposed Floor Space Ratio of 6.7 for the site
  • A proposed floor area of approximately 121,390.0 sq. ft./ 11,277.5 m²
  • A proposed overall building height of 237.9 ft./ 72.5 m
  • All over three levels of underground parking, with vehicular access from the lane

Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
