The Director of Planning approved the application on November 4, 2021, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Stephane Laroye Architect Inc. has applied to the City of Vancouver for permission to develop a five-storey, mixed-use building designed for certification under the Passive House consisting commercial uses on the ground floor and multiple dwelling on ground floor to fifth floor, containing 48 dwelling units, with:

  • A proposed height of 60 ft.
  • A proposed Floor Space Ratio of 2.33 (42,883.36 sq. ft.)
  • Three levels of underground parking providing 82 parking spaces having vehicular access from Cranberry Drive

Under the site’s existing C-8 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
