This application was approved by Council at Public Hearing on December 4, 2025.
The City of Vancouver has received an application to rezone the subject site from RM-4 (Residential) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 21-storey mixed-use building and includes:
193 secured rental units with 20% of the floor area secured for below market rental units;
Commercial space on the ground floor;
A floor space ratio (FSR) of 6.8; and
A building height of 64.6 m (212 ft.) with additional height for rooftop amenity space and mechanical appurtenances .
This application is being considered under the Broadway Plan.

Following staff review of application materials, a revised application booklet was submitted with corrected shadow studies.
