Hollybush Holdings Ltd. has submitted an application to develop a 24-storey, mixed-use residential building, consisting of:
166 secured market rental units with 20% of dwelling unit area for below market rentals
Commercial uses at grade
37 space childcare facility
A proposed Floor Space Ratio (FSR) of 7.76 (157,396 sq.ft.)
An approximate height of 79.5 m (261 ft.)
Three levels of underground parking with vehicular access from the proposed lane
The rezoning application was approved by City Council, following Public Hearing of July 10, 2025. Among the conditions of Council’s approval, the applicant must obtain approval of a development permit. Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
