The Director of Planning approved the application on March 17, 2022, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Formosis Architecture has applied to the City of Vancouver for permission to develop six-storey, plus amenity mixed-use building, consisting of:
- Retail, Fitness Centre, Office uses and Restaurant from levels P1 to the first storey, in conjunction with Dwelling use (76 units) from the second to sixth storeys
- A proposed floor space ratio of 3.81
- A proposed floor area of 66,439 ft2 (6,172 m2)
- A proposed height of approximately 74 ft. (22.6 m)
- A roof-top amenity room with outdoor space
- Three levels of underground parking, having vehicular access from the lane
Under the site’s existing CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
