The Director of Planning approved the application on December 4, 2024, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents”.
Le System Development Group Ltd. has applied to the City of Vancouver for permission to develop on this site:
- Two duplexes (Building 1 & 2), and a single detached house (Building 3) at the rear, for a total of five dwelling units
- A total proposed Floor Space Ratio of 0.85 (approximately 6,600 sq. ft.)
- Proposed heights:
- approximately 34 ft. for the duplex (Building 1)
- approximately 34 ft. for the duplex (Building 2)
- approximately 24 ft. for the single detached house (Building 3)
- A total of five parking spaces having access from the rear lane
Under the site’s existing RT-11 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.
