Update, December 4, 2025: Staff Review Completed
Following a detailed review of the application documents, staff have updated the technical statistics for the project as follows:
The review confirms a total project density of 7.1 FSR, with 6.8 FSR above grade and 0.3 FSR below grade.
Revised Application (July 7, 2025)
The applicant has submitted a revised application. The proposal is for a 22-storey mixed-use rental building. Key changes from the previous proposal include:
- Reduced podium height to two storeys;
- Modified building setbacks, including the addition of a pedestrian mid-block connector along the east property line; and
- Reconfigured storeys, and increased overall building height to 77 m (252 ft.)
Previous Application (August 30, 2024)
The City of Vancouver has received an application to rezone the subject site from RM-4 (Residential) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 21-storey mixed-use rental building and includes:
- 207 units with 20% of the floor area for below-market units;
- Commercial space on the ground floor;
- A floor space ratio (FSR) of 6.8; and
- A building height of 74 m (242 ft.).
This application is being considered under the Broadway Plan.
Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.
