Building Example

Update (March 23, 2025)

The application has been updated to rezone from R3-3 to R5-4 (previously R5-3). The R5-4 district schedule contains a standardized form of development requirements, site requirements, and land use allowances that follow the policies for the area under the Broadway Plan. Any development on the site would have to conform to these zoning regulations and design guidelines. The standardized district rezoning process offers a simplified process, rather than rezoning to a customized CD-1 district, which aims to streamline development and support the delivery of complete, walkable neighbourhoods close to transit.

The City of Vancouver has received an application to rezone the subject site from R3-3 (Residential) District to R5-4 (Residential) District. The proposal is to allow for the development of a mixed-use residential rental building up to 26 storeys, and includes:

  • 20% of the residential floor area provided as below-market units;
  • Commercial space on the ground floor; and
  • A floor space ratio (FSR) of 6.8.

This application is being considered under the Broadway Plan.

The specific form of development (building design) will be reviewed through a future Development Permit process. Application drawings will be available for viewing and comment at that time.
