The Director of Planning approved this application, and a Development Permit was issued on November 28, 2024.
Simplex + G Architecture Inc. has applied to the City of Vancouver for permission to develop a duplex (Building 1) at the front, a single detached house (Building 2) at the middle, and a single detached house with an attached garage (Building 3) at the rear of this site, consisting of:
- A total height of approximately:
- Building 1: 34 ft.
- Building 2: 27 ft.
- Building 3: 25 ft.
- A total Floor Space Ratio of 0.85 (approximately 5,700 sq. ft.)
- Four parking spaces on site, having vehicular access from the lane
Under the site’s existing RT-11N zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
