The Director of Planning approved this application, and a Development Permit was issued on September 7, 2023.


MJS Design Ltd. has applied to the City of Vancouver for permission to develop a two-storey one-family dwelling with a secondary suite located in basement with a detached accessory building (garage) at the rear, providing four parking spaces having vehicular access from the lane.

Under the site’s existing RS-5 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

Review of design guidelines applicable to one and two family dwellings in this district has been streamlined, as per the Council report of June 8, 2021, as a temporary measure for one year. On June 7, 2022, Council extended the streamlined review process for an additional two years.
