2421 Grandview Highway North (DP-2023-00089) development application

The Director of Planning approved the application on May 5, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Integra Architecture has applied to the City of Vancouver for permission to develop the following on this site:

  • Three four-storey and two three-storey townhouse buildings consisting of 50 units, with:
    • A proposed FSR of 1.45 (44,693 sq. ft. / 4,152 m²)
    • Proposed maximum heights of 50 ft. (15.3 m), 30 ft. (9.3 m), 23 ft. (7.1 m), 36 ft. (10.9 m), and 39 ft. (11.8 m)
  • Over one level of underground parking with vehicular access from the lane

Under the site’s existing RM-12N zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
