2441 E 39th Ave (DP-2022-00662) development application
The Director of Planning approved the application on November 3, 2022, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Pinnacle Decision Design Associates Ltd. has applied to the City of Vancouver for permission to develop one-family dwelling with a secondary suite (in Building A and Building B) and a one-family dwelling (in Building C) at the rear, consisting of:
- A total height of approximately 28.9 ft. for Building A, 29.2 ft. for Building B and 24.9 ft. for Building C
- A total floor space ratio for the site: 0.85 (approximately 5,780 sq. ft.)
- Three parking spaces, having vehicular access from the lane
Under the site’s existing RT-11 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
