The Director of Planning approved the application on October 29, 2025, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"

Metric Architecture has applied to the City of Vancouver for permission to develop a new four-storey mixed-use building on this site, consisting of:

  • A total of 24 strata dwelling units on levels 2-4 with rooftop amenity
  • Six retail units at ground level
  • A proposed height of 16.6 m (54.3 ft.)
  • A floor area of approximately 44,037 sq. ft. (2.5 Floor Space Ratio)
  • All over two levels of underground parking, having vehicular access from the lane

Under the site’s existing C-2 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
