The Director of Planning approved this application, and a Development Permit was issued on December 14, 2023.


Terra Firma Design Ltd. has applied to the City of Vancouver for permission to alter and convert this existing one-family dwelling to a Multiple Conversion Dwelling (Building 1) containing two dwelling units and, to develop an infill one-family dwelling (Building 2) at the rear of the site, for a total of three dwelling units, providing three attached parking spaces having vehicular access from the lane, consisting of:

  • A proposed height of approximately 29.15 ft./ 8.9 m for the Multiple Conversion Dwelling building
  • A proposed height of approximately 24.10 ft./ 7.35 m for the Infill building
  • A proposed Floor Space Ratio of 0.83 for the site (approximately 5,211 sq.ft.)
  • Three vehicle parking spaces, having access from the lane

Under the site’s existing RS-5 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
