The Director of Planning approved the application on December 17, 2024, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents”.

Diamond Group Architecture Inc. has applied to the City of Vancouver for permission to alter and convert this existing Heritage B one-family dwelling to a Multiple Conversion Dwelling containing four dwelling units, and to develop three duplexes and one rowhouse containing four units, for a total of 14 dwelling units, consisting of:

  • A proposed Floor Space Ratio of 1.07 (approximately 38,500 sq. ft.)
  • A proposed height of:
    • Heritage Building: 38.4 ft.
    • Duplexes: 35.2 ft.
    • Rowhouse: 35.2 ft.
  • Underground parking having access from West 50th Avenue

Under the site’s existing R1-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

Note: This is a Development Permit application under existing zoning.
