The Director of Planning approved the application on August 4, 2021, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Ryder Architecture Inc. has applied to the City of Vancouver to redevelop the subject site, to include the following:

  • Two six-storey buildings comprising 145 social housing units
  • A total FSR of 2.02
  • A total floor area of 6,086 m² (65,509 sq. ft.)
  • A maximum height of approximately 21 m (69 ft.); and
  • One level of below grade parking

This development application is pursuant to the CD-1 Rezoning, which was approved by City Council, following Public Hearing, on December 2, 2020. Among the conditions of Council’s approval, the applicant must satisfy the CD-1 Enactment Conditions and approval of the Form of Development. As a result, the application is “conditional” so it may be permitted. However it requires the decision of the Director of Planning.
