QuadReal Property Group has applied to the City of Vancouver to develop a 31-storey plus rooftop amenity level and 25 storey mixed-use building on this site, consisting of:
- 545 secured market rental units, with 20% of the floor area secured for below-market rental units
- Retail and child care uses at grade
- A proposed Floor Space Ratio (FSR) of 8.5 (41,817 m² / 450,119 sq.ft.)
- A proposed maximum building height of 101.4 m (333 ft.)
- Four levels of underground parking accessed from Prince Edward St
Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
