The Development Permit Board approved the application on May 2, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


B Side Developments Ltd., has applied to the City of Vancouver for permission to develop a six-storey multiple dwelling building, consisting of:

35 rental units under the Moderate Income Rental Housing Pilot Program (MIRHPP)

  • A Floor Space Ratio of 2.95
  • A proposed floor area of 21,794 ft2 (2,027 m2)
  • A proposed height of 60.5 ft. (18.45 m)
  • One level of underground parking, having vehicular access from the lane.

Under the site’s existing CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Development Permit Board.

“Test Fit” drawings based on previous community feedback and design development have been provided to assist staff and the public with an understanding of an anticipated direction of design. However, all staff comments will be based on the original submitted drawings.
