The Director of Planning approved the application on March 18, 2024, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


PR Hastings Limited Partnership has applied to the City of Vancouver for permission to retain and alter the existing heritage facades and to develop a 12-storey, mixed-use building consisting of:

  • Retail and Restaurant use at grade
  • 115 Secured Market Rental units
  • A proposed floor area of 100,011 sq.ft. (9,291.11 m²)
  • A proposed FSR of 8.02
  • A proposed height of 107.58 ft. (35.79 m)

Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
