Ewan Design & Construct Inc. has applied to the City of Vancouver for permission to develop a two-and-half-storey duplex with a detached accessory building (garage), consisting of:

  • A total height of approximately 37 ft.
  • A total Floor Space Ratio of 0.78 (approximately 2,570 sq. ft.)
  • Two parking spaces, having vehicular access from the lane

Under the site’s existing RT-3 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

Review of design guidelines applicable to one and two family dwellings in this district has been streamlined, as per the Council report of June 8, 2021, as a temporary measure for one year. On June 7, 2022, Council extended the streamlined review process for an additional two years.
