3304 Kingsway (DP-2022-00333) development application

The Director of Planning approved the application on July 28, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Yamamoto Architecture Inc. has applied to the City of Vancouver for permission to develop six-storey, mixed-use building consisting of 79 rental units over one level of retail on this site, consisting of the following:

  • A proposed Floor Space Ratio (FSR) of 3.93 (53,128 square feet)
  • A proposed height of 73.89 feet
  • Two levels of underground parking, having vehicular access from the lane

Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the Council enactment of the CD-1 By-law, approved of the Form of Development and decision by the Director of Planning.
