The Director of Planning approved the application on February 29, 2024, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Wiedemann Architectural Design has applied to the City of Vancouver for permission to develop on this site:

  • To develop a two-storey with double basement single detached house
  • With an attached garage providing two parking spaces, having vehicular access from W 35th Avenue

Under the site’s existing R1-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

Review of design guidelines applicable to one and two family dwellings in this district (formerly RS-5) has been streamlined, as per the Council report of June 8, 2021, as a temporary measure for one year. On June 7, 2022, Council extended the streamlined review process for an additional two years.
