The Director of Planning approved the application on November 16, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


PCI Developments has applied to the City of Vancouver to develop a six-storey, mixed-use building with commercial retail on ground, containing 56 market rental units.

The proposal includes the following:

  • Height of 21.6 m (70 ft. 10.5 in)
  • Total FSR of 3.18
  • Two levels of underground parking with vehicular access from the rear lane

Under the site’s existing C-2C1, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
