The Director of Planning approved the application on February 2, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Cambie 41st West Limited Properties has applied to the City of Vancouver for permission to develop the following on this site:

  • A mixed-use building with 439 secure rental residential units
  • 18% allocated to Moderate Income Rental Housing Program
  • 1,608.5 m² (17,314 ft.) commercial at grade;
  • A total floor area of 28,843.85 m² (310,472 ft.)
  • A total floor ratio of 6.32
  • Two levels of underground parking

Under the site’s existing IC-3 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
