The Director of Planning approved the application on November 1, 2024, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Matthew Cheng Architect Inc. has applied to the City of Vancouver for permission to develop a four-storey townhouse at the front and a three-storey townhouse at the rear containing a total of 18 dwelling units, with:

  • Proposed heights of:
    • approximately 11.8 m (38.82 ft.) for the front townhouse
    • approximately 10.2 m (33.42 ft.) for the rear townhouse
  • A proposed Floor Space Ratio of approximately 1.70 (1,658 m² / 17,841 sq. ft.)
  • One level of underground parking providing 17 parking spaces having vehicular access from the lane.

Under the site’s existing RM-9 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
