The Director of Planning approved the application on August 5, 2026, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Raj Home Designs has applied to the City of Vancouver to develop on this site a Single Detached House with a Secondary Suite dwelling, consisting of:

  • A total Floor Space Ratio of 0.60 (approximately 2,317 sq. ft.)
  • A maximum permitted height of 35.10 ft.
  • A detached garage at the rear providing one parking space with vehicular access from Beatrice St

Under the site’s existing RT-10 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
