The Director of Planning approved the application on February 9, 2023, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Simplex Home Design Ltd. has applied to the City of Vancouver for permission to develop the following on this site:
- To retain the existing one-family dwelling (Building 1) including:
- A total height of approximately 26 ft.
- A total Floor Space Ratio: 0.65 (approximately 2,541 sq. ft.)
- To develop an infill one-family dwelling (Building 2) in the rear portion of this site, including:
- A total height of approximately 21 ft.
- A total Floor Space Ratio: 0.19 (approximately 757 sq. ft.)
- One parking space provided, having vehicular access from the lane
Under the site’s existing RT-10 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
