The Director of Planning approved the application on May 31, 2024, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"

Birmingham & Wood Architects Planners has applied to the City of Vancouver for permission to develop three Single Detached Houses (Unit#1, Unit#2 and Unit#3) on site, for a total of three dwelling units, providing one attached and one surface parking space having vehicular access from the flanking street (E 28th Ave), consisting of:

  • A proposed height of approximately 28.50 ft./ 8.7 m for Unit#1 and Unit#2
  • A proposed height of approximately 24.80 ft./ 7.5 m for Unit#3
  • A proposed Floor Space Ratio of 0.75 for the site (approximately 4,795 sq. ft./ 445 m²)
  • Two vehicle parking spaces, having access from the flanking street (E 28th Ave)

Under the site’s existing RT-10 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
